Pre-Listing Inspections

Pre-Listing Inspections

This inspection is a good way to stay ahead of the game if you plan on selling your home. It allows you to catch anything that would likely be found later during a buyer’s inspection and to address the issues first. A Pre-Listing Inspection is also a good way to develop trust with potential buyers.

11-Month Builder Warranty Inspections

11-Month Builder Warranty Inspections

Most homes need to be lived in a while before you really know if everything is working the way it should. That’s why new home builders almost always offer a one-year warranty that covers certain work and material defects. This inspection looks for these issues so that your builder has time to fix them before the warranty runs out.

Radon Testing

Radon Testing

Radon is a naturally occurring gas that can cause serious health problems for you or members of your family if not detected. If you are selling a home, the Environmental Protection Agency recommends radon testing before you put it on the market. If you are buying a home, the EPA recommends that you ask the seller for a radon inspection and ask about radon-reducing systems prior to purchase.

Thermal Imaging

Thermal Imaging

Included free with every home inspection, a thermal scan with an infrared camera  helps locate problems in a home that cannot be detected by the naked eye, such as water leaks or overheating electrical wires. Thermal imaging allows you to catch these potential problems early before they become bigger and more expensive problems.

New Construction Residential

New Construction Residential

These are conducted immediately prior to your final walk-through with your builder. If there are any defects with the construction of a new home, it is best to discover them before the house has been moved into or lived in. A residential inspection helps you make sure any problem areas are addressed before you move in.

Home Maintenance Inspections

Home Maintenance Inspections

Whether or not you’re thinking about selling your home, a yearly Home Maintenance Inspection helps you detect problems early so you can make immediate repairs before further damage occurs and identify items to fix in the future. Being proactive could result in saving hundreds, if not thousands of dollars!

Mold Testing

Mold Testing

Mold in buildings is common and is also a potential health risk for everyone in your household. It’s important to identify sources of moisture that could cause mold growth, and my inspections include testing questionable areas with a high quality moisture meter. I look for signs of  mold growth and the conditions that could be causing it.  Mitigation measures will be recommended if mold is detected.

Wood Destroying Organisms

Wood Destroying Organisms

All of my inspections look for evidence of Wood Destroying Organisms (WDO). These issues can go undetected for years and compromise the structural integrity of a building, so it is important to be aware of past or present invasions of WDO’s, like termites, carpenter ants, and wood-boring beetles.

For all inspections, customers will quickly receive a detailed report that is easy to view on any computer or mobile device. Your report includes digital, expanding photos as well as video and is presented in language that is easy to understand. A unique online Create Request List (CRL) tool allows you to create a list of any pertinent issues in order to determine whether defects call for repair, replacement, monetary compensation, or whether they should be left as is. All involved parties can participate in creating the CRL, which can also be used to build your own home improvement lists.
